Option 1: $15/month non-refundable Damage Waiver Fee, which covers accidental tenant-caused damages up to $1,000 during the lease, plus a $500 refundable security deposit (used only if damages exceed $1,000 or other charges are left owing. Otherwise, it is returned upon move-out).
Option 2: A traditional refundable security deposit equal to two months’ rent.

No more than one bankruptcy over 2 years old. A credit score of 600+ is preferred for at least one lease signer. Pro-rated first month’s rent (if applicable) plus one full month’s rent, which may be combined among applicants.
